Notice is hereby given that the City of Joseph Planning Commission will meet on Monday, July 28, 2025, at 6:00 pm in the City of Joseph Community Center to consider the following applications.
ZONE PERMIT #2025-23 BIG HORN SHEEP REAL ESTATE, LLC - submitted by Tammy Bronson and Grace Hay on behalf of Big Horn Sheep Real Estate, LLC. The application requests to establish a food cart pod/court with a maximum of four vendors, one of which will serve alcohol. One food cart has already been approved for the property under Zone Permit #2025-09 JD's BBQ-BIG HORN SHEEP REAL ESTATE, LLC. The subject property is described as Township 02 South, Range 45E, Section 32BB, and tax lot 6000 in the Commercial (C) zone and consists of approximately 11,700 square feet. The tax lot is more commonly known as 202 S. Main St. and owned by Big Horn Sheep Real Estate, LLC.
Written and oral comments may be presented at the hearing or directly to the Planning Department at City Hall or mailed to PO Box 15, Joseph, Oregon 97846. Written comments must be received by 5:00 pm on July 24, 2025 or submitted at the hearing. Comments must address how the application does or does not comply with the applicable criteria.
A copy of the application and all documents and evidence submitted by or on behalf of the applicant are available for inspection at City Hall during normal business hours at no cost. A copy of the staff report will be available for inspection at no cost at least seven days prior to the hearing. Copies will be provided upon request at reasonable cost.
Failure to raise an issue at the hearing, in person or by letter, or failure to provide statements or evidence sufficient to afford the decision makers an opportunity to respond to the issue precludes appeal to the Land Use Board of Appeals on that issue. Failure of any person entitled to notice to receive notice shall not invalidate the City's action, provided the City can demonstrate notice was sent.
