TRUSTEE'S NOTICE OF SALE
Reference is made to that certain Trust Deed made by, JOHN PAUL BATALIS as Grantor to FIDELITY NATIONAL TITLE COMPANY OF OREGON, AN OREGON CORPORATION as Trustee, in favor of MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC. ("MERS"), as designated nominee for AMERICAN ADVISORS GROUP, Beneficiary of the security instrument, its successors and assigns, dated as of April 14, 2021 and recorded on April 20, 2021 as Instrument No. 2021-7200048 and beneficial interest was assigned to Carrington Mortgage Services, LLC and recorded August 7, 2024 as Instrument Number 2024-05407 of official records in the Office of the Recorder of Umatilla County, Oregon to-wit: APN: 129541 A tract of land located in the Northwest Quarter of the Southwest Quarter of Section 22, Township 6 North, Range 35, and described as beginning at a point on the West line of said Section 22, said point being 1855.39 feet North of Southwest corner of Section 22, said point also being the Southwest corner ofthat tract of land conveyed to William P. Bade, et ux, by Deed recorded in Reel 10, Page 514, Deed Records, and true point of beginning for this description; thence East along the South line of said Bade Tract and then along South line if extended Easterly a distance of 949 feet to the Northwest corner of that tract of land conveyed to Robert D. Schubert, et ux, by Deed recorded in Reel 10, Page 516, Deed Records; thence South along the East line of said Schubert Tract a distance of 187.55 feet to the Southeast corner of said Schubert Tract; thence West along the South line of said Schubert Tract and along said South line if extended West, 949 feet, more or less, to the West line of Section 22; thence North along said West line, 187.55 feet. more or less, to the point of beginning. Commonly known as: 84993 TRIANGLE STATION RD, MILTON FREEWATER, OR 97862 Both the Beneficiary, Carrington Mortgage Services, LLC, and the Trustee, Nathan F. Smith, Esq., OSB #120112, have elected to sell the said real property to satisfy the obligations secured by said Trust Deed and notice has been recorded pursuant to Section 86.752(3) of Oregon Revised Statutes. The default for which the foreclosure is made is the Grantor's failure to pay: Failed to pay the principal balance which became all due and payable based upon the death of all mortgagors, pursuant to paragraph 7 under the Note, and pursuant to paragraph 10 of the Deed of Trust. By this reason of said default the Beneficiary has declared all obligations secured by said Trust Deed immediately due and payable, said sums being the following, to-wit: The sum of $89,492.03 together with interest thereon from February 23, 2023 until paid; and all Trustee's fees, foreclosure costs and any sums advanced by the Beneficiary pursuant to the terms of said Trust Deed.
